Booking & payment
Is booking direct safe?
Yes. We process payments through Stripe, the same payment processor used by Airbnb and most major travel platforms. Your card information is never stored on our site. You'll receive an instant booking confirmation, a signed rental agreement, and your smart-lock code the day of check-in.
Why book direct instead of Airbnb / VRBO / Booking?
Booking direct gets you our best rate, with no added booking fees. It also means that from the very first message you're talking with the people who built The Casita and care for it every day, before your stay, during it, and after.
What's your cancellation policy?
Flexible for most dates: a full refund well in advance of check-in, partial closer in. The exact policy for your dates is shown at checkout before you pay, and it's always in your confirmation email.
Do you require ID?
Yes. We use a guest verification service to verify ID at booking. This protects everyone: you, us, our neighbors. It takes about 60 seconds and is fully encrypted.
The unit
How do I get in?
Smart-lock keypad entry. Your unique code arrives via text and email the day of check-in. No key exchange, no waiting in the parking lot.
Is the kitchen fully equipped?
Yes: full-size refrigerator, stove/oven, microwave, dishwasher, coffee maker, cookware, dishes, and glassware, all on restored original wood countertops. The window over the counter has incredible views, and the spacious pantry has room for your groceries plus extras we keep stocked for guests.
Is there a separate bedroom?
No, and that is by design. Two queen beds, one room: a custom wall bed that folds up into a full desk by day, and a queen sleeper sofa, so the casita sleeps three. There is no door that shuts between the living and sleeping areas. About 700 sq ft inside, not counting the garage or the deck, which are yours on top of it.
Is the casita attached to anything? Will we hear the neighbors?
The casita is Unit E of a five unit adobe compound, with its own entrance, its own garage, and its own deck. It shares one wall with a neighboring unit, and we soundproofed that wall during the 2022 rebuild. Nobody lives above or below you.
The other four units are long term residents on a quiet residential street, and it is the unit we stay in ourselves when it is free. If noise has burned you before, this is a good place to recover.
Is Wi-Fi included?
Yes, high-speed Xfinity internet throughout. The TV runs on an Xfinity streaming box: live TV channels plus Netflix, Apple TV+, Paramount+, Peacock, and Prime. Network name and password are in your check-in instructions.
Can I work from there?
Yes, and it works for two of you. The queen bed folds up into a full desk by day, the dining table makes a second workspace, the Wi-Fi holds up to simultaneous video calls, and there is a printer in the unit. Many of our guests are remote workers or traveling consultants, often working as a pair.
What's already there, so I can pack lighter?
Quite a lot. We tried to think of everything so you are not standing in a drugstore on Cerrillos at nine at night.
In the bath: towels, shampoo, conditioner, body lotion, the usual toiletries, and a hair dryer.
Laundry: a washer and dryer in the unit, plus an iron and ironing board.
By the fireplace: firewood, split and stacked, and incense.
For stretching out: a meditation cushion, a yoga mat, two blocks, and a strap.
By the door: umbrellas and a head lamp. Monsoon storms in July and August arrive fast and leave fast, and the walk up from the garage is dark once the sun is down.
The kitchen is fully stocked as well, down to the coffee. There is a separate question on that above.
Pets
Are pets allowed?
Pets considered with advance approval, just ask, and two dogs are fine with a heads-up. Once approved, a $50 pet fee per stay applies. The back deck is fully enclosed, so your dog can roam it freely, and Frank S. Ortiz Dog Park (138 off-leash acres) is a 6-minute drive.
What do you have for dogs?
Bowls, poop bags, and a doggie barrier for the times you want to leave your dog in the casita while you go out. The back deck is fully enclosed, so they can roam it freely. Bring the food and the bed. We have the rest.
Can my dog be off leash on the deck?
Yes. The back deck is fully enclosed, so they can be out there off leash while you have your coffee, and nobody has to stand watching a gate. It is a large deck, it looks out over downtown and the mountains, and it is yours alone.
It is the reason a lot of our guests bring the dog in the first place.
Local logistics
Where do I park?
You have a private two-car garage that opens straight into the casita, plus your own driveway in front of it. No street parking, no permit, no fee. The garage door opening is 8 feet 9 inches, so cars, SUVs and roof boxes clear it comfortably. Anything taller parks on the driveway, which is 24 feet 11 inches deep and yours alone.
Can I park a Sprinter van, camper van or RV?
On the driveway, yes, and it is yours alone. The driveway is 24 feet 11 inches deep, which takes any Sprinter including the 170 extended, and every Class B camper van we have seen. A small Class C up to about 24 feet fits too.
Inside the garage is a different question. The door opening is 8 feet 9 inches, so cars, SUVs, roof boxes and low-roof vans go in, a standard low-roof Sprinter included, since those run about 8 feet 4 inches. A high-roof Sprinter is usually 9 feet 2 inches or more and will not clear it. No RV will.
If you are towing, or you are over about 24 feet, tell us the length before you book. We would rather work it out with you than have you arrive and find out.
What kind of coffee maker is there?
A Keurig, with caffeinated and decaf pods here waiting for you, plus a coffee grinder and a French press if you would rather bring your own beans and do it properly. And if you want someone else to make it, Dolina is a 13 minute walk.
Can we check in early?
Ask and we will try. Check-in is 4 PM and check-out is 11 AM, but if the casita is free the night before we can usually get you in sooner. Message us a day or two ahead with the time you are hoping for. This is the most common question we get, so please do ask rather than assume the answer is no.
Can I charge an electric car?
Not properly, and we would rather say so now than have you arrive and find out. The garage has a 30 amp, 120 volt RV outlet. With an adapter it will charge an EV at Level 1 speeds, which is roughly an overnight top-up and not much more. We are upgrading it to Level 2 in 2027. Until then, plan on charging in town if you need real range.
How does the trash work?
Collection is Monday. Bins go out by 7 AM and we usually handle it, so on a short stay you will not need to think about it. If you are here over a Monday and the bins are still out, wheeling them back in is appreciated but never expected.
What do we need to do at checkout?
Not much, and that is on purpose. Checkout is 11 AM. Used towels go in the laundry basket, sheets stay on the bed, trash goes to the outdoor bins, and the garage comes down behind you. We handle the rest.
Are there quiet hours?
Yes, 10:30 PM to 7:00 AM, especially on the back deck. Long-term residents live in the other four units, and sound carries between the decks, so we ask everyone to keep evenings on the deck low-key.
Is the area safe?
Yes. Paseo de la Cuma is a quiet residential street on a hilltop just north of the Plaza. Most of our neighbors are long-time residents in family-owned single homes.
How do I get to the airport?
Santa Fe Regional (SAF) is 13 miles, about 20 minutes by car. Albuquerque International Sunport (ABQ) is 66 miles, about 70 minutes. Uber and Lyft both serve the area.

Applying
How do I apply?
All applications go through TurboTenant. From any unit card on the Live page, click Apply and you'll be taken to that unit's listing. The application fee covers screening (credit, background, eviction history). Most decisions return within 48 hours.
What are the lease terms?
Standard 12-month leases. Some units may be available for shorter terms case-by-case. Last month's rent is due at signing.
What's included in rent?
Trash and snow removal. Tenants are responsible for water, electric, gas, and internet (separately metered).

How do I pay rent?
Through TurboTenant. Set up autopay or pay manually each month.
How do I submit a maintenance request?
Through TurboTenant. Include photos. Most non-emergency issues are addressed within 48 hours.
Can I have pets?
Every unit is pet friendly. A pet fee and pet rent apply, and we ask about your animal once, up front, in the application.
Who manages day-to-day issues?
We work with a local property management partner for on-the-ground response. You'll have a direct contact name and phone number when you move in.
Parking & policies
Where do I park?
Permitted street parking for Units A and D; designated spots for B and C; a two-car garage for E.
Is smoking allowed?
No. Paseo Retreat is fully non-smoking, indoor and outdoor.
Do you allow short-term subletting?
No. Long-term leases are not permitted to be sublet on platforms like Airbnb.
